Asphalt shingles dominate Northern Virginia roofing for a reason
They perform well in our climate, they come in styles and colors that work on almost any home, and manufacturer warranties now run from 25 to 50 years depending on the product tier. When a roof is properly installed over solid decking, an architectural shingle roof on a Northern Virginia home is a 30-plus-year decision.
Virginia Exteriors has been replacing roofs in Loudoun, Fairfax, and Prince William counties since 2013. We do not subcontract the work. The same crew that tears off your old roof installs the new one and does the cleanup walk with you at the end of the day.
25–50 yrs
Manufacturer warranties
Every roof we install carries a manufacturer warranty. The product and installation tier determines the coverage — we walk you through options before anything is ordered.
Own crew
Not subcontractors
Our employees do the work. The same team that tears off your old roof installs the new one and does the final cleanup walk.
Full tear-off
Always
We do not install over existing shingles. Every project starts with a complete tear-off so we can inspect the decking and start clean.
1 day
For most roofs
Most Northern Virginia roofs install in a single day. We do not tear off a roof we cannot dry-in the same day.
Shingle types we install
Asphalt shingles cover roughly 90 percent of Northern Virginia roofs. The type you choose affects durability, wind rating, aesthetics, and warranty length.
Architectural Shingles
The modern standard. Multi-layer construction creates a dimensional, textured look that mimics slate. Stronger than 3-tab, better wind resistance, 30 to 50-year warranties. Most of our projects use architectural shingles.
3-Tab Shingles
The traditional flat shingle with three visible tabs. Lower cost than architectural, lighter weight, appropriate for budget replacements or matching an existing 3-tab roof. Warranties run 25 to 30 years.
Designer Shingles
Premium shingles engineered to mimic slate, cedar shake, or tile. Higher cost than standard architectural but significantly less than the materials they imitate. Right choice for high-end homes where curb appeal is the priority.
Impact-Resistant Shingles
Class 4 impact-rated shingles designed to resist hail damage. May qualify for a homeowner’s insurance discount in Virginia. Worth asking about if your area has had hail damage recently.
Algae-Resistant Shingles
Copper-infused granules that prevent the black algae streaking common on Northern Virginia roofs in our humid climate. Most major manufacturers offer algae-resistant lines at minimal cost premium.
Hip & Ridge Cap
Matching or slightly contrasting cap shingles that finish the ridgeline and hips. Proper cap installation is critical to wind performance and is part of every roof we install.

Manufacturers we install
We work with the three manufacturers that dominate the Northern Virginia market. All three offer products from entry-level 3-tab through premium designer shingles, with warranties and wind ratings to match.
- GAF Timberline HDZ — the most popular architectural shingle in our market
- CertainTeed Landmark series — strong lineup, particularly the Landmark series
- Owens Corning — broad architectural lineup with strong wind ratings
All three manufacturers offer warranties ranging from 25 to 50 years depending on the product. Some include algae resistance and high-wind ratings standard.

What happens after you call
Most roof replacements follow three clear steps. We track weather closely and will never leave an open roof overnight.
01
Free estimate visit
We inspect the roof surface and walk the attic if accessible, measure square footage and pitch, and walk you through shingle options with warranty tiers. Written price, no obligation.
02
Materials staged
Once you approve the quote, we order the shingles and schedule your install date. Lead time is typically 1 to 2 weeks. Materials stage on your driveway the evening before install day.
03
Install day
Crew arrives early, tears off the old roof, inspects and replaces any damaged decking, and installs the new roof system start to finish. We do a magnetic nail sweep after, walk the gutters for debris, and do the final walkthrough with you before we leave.
Common questions about roof replacement
How long does roof replacement take?
Most Northern Virginia roofs install in a single day. Larger roofs, steep pitches, or complex designs with multiple valleys may take two days. We do not tear off a roof we cannot dry-in the same day — if weather changes, we stop and stage the install to prevent interior water damage.
What is the difference between architectural and 3-tab shingles?
3-tab shingles are the traditional flat shingle with three visible tabs per piece. Architectural shingles are thicker, multi-layered, and create a dimensional look that resembles slate. Architectural shingles are stronger, have better wind ratings, and carry longer warranties (30 to 50 years vs. 25 to 30 years for 3-tab). Most new roofs in Northern Virginia today use architectural shingles.
How much does a roof replacement cost in Northern Virginia?
A typical Northern Virginia colonial roof runs $8,000 to $18,000 depending on square footage, pitch, number of penetrations, and shingle selection. We measure your roof and give you an itemized written price for each shingle tier — no estimates based on square footage alone.
Do I need a permit for roof replacement in Virginia?
Most Northern Virginia jurisdictions (Fairfax, Loudoun, Prince William, Arlington) require a permit for full roof replacements. We apply for and pull the permit as part of the project — it is included in our pricing. We do not skip permits.
What roofing warranty do you offer?
Shingle warranties come from the manufacturer (GAF, CertainTeed, or Owens Corning) and range from 25 to 50 years depending on the product tier. These warranties cover material defects and, at higher tiers, include workmanship coverage. We walk you through the warranty tiers at the estimate so you can make an informed choice.
What is the best time of year to replace a roof in Northern Virginia?
Late spring, summer, and early fall are the easiest scheduling windows. Cold weather below 40°F affects shingle sealing (shingles need heat to fully self-seal after install). We install year-round and take precautions in cold weather, but if you have flexibility, spring through fall gives the best install conditions.
From our customers
With the rain dripping down the support posts inside the chimney box, we assumed that the trim and siding your company installed might not have caulked properly. We are grateful for the efforts made to cover the chimney while it was still raining and then to inspect the workmanship and caulk the chimney flashing afterwards to prevent future leaks.
